Challenge
Originally opened in 1922 as a grand cinema, The Majestic in Leeds had undergone various transformations over the decades, including use as a bingo hall and nightclub. A significant fire in 2014 severely damaged the building, leaving only its external façade intact. The challenge was to restore and repurpose this Grade II Listed structure, preserving its historical significance while adapting it to meet contemporary office requirements. The project needed to balance heritage conservation with modern functionality, all within a prominent city centre location.
Solution
G&T provided Cost Management and Construction & Property Tax Advice services for the redevelopment of The Majestic. Collaborating with developer Rushbond and DLA Architecture, the project involved reconstructing the building to offer 66,000 sq ft of Grade A office space across seven floors. Key features included a new three-storey atrium, terraces on the upper floors overlooking City Square, and a domed circulatory space reminiscent of the original Palm Court. Our role ensured cost-effective delivery while maintaining the integrity of the building's historic elements.
Outcome
Completed in 2020, The Majestic now serves as a modern office hub, housing Channel 4's national headquarters and other prominent tenants. The redevelopment has revitalised a key city centre site, blending historical architecture with contemporary design. G&T's cost management expertise was instrumental in delivering a project that respects the building's heritage while providing functional, state-of-the-art office spaces.
