Challenge

Located in the heart of Bristol’s Temple Quay, 3 Rivergate underwent a complete strip-back and refurbishment across 75,000 sq ft of office accommodation, including basement and seven upper floors. The client’s ambition was to deliver high-quality, flexible Grade A space with hotel-style amenities, all within a fast-track programme - ahead of competing schemes. A further complication arose when an existing tenant occupying two floors sought a short-term lease extension into the construction period, requiring innovative planning to avoid delay and manage cost.

Solution

G&T provided full Cost Management services from RIBA Stage 2 through to final account, as well as Lifecycle Costing to support the project’s sustainability ambitions, including its successful BREEAM accreditation. When the tenant extension posed a risk to programme, we helped reframe the procurement strategy: enabling works - including removal of a link bridge - were let early to de-risk the main contract. Through collaborative post-tender discussions, a phased possession strategy was agreed with the contractor, enabling temporary access routes and allowing works to begin on time, while also preserving rental income.

Outcome

The refurbishment has delivered a striking, all-electric building with outstanding environmental credentials, including BREEAM 'Excellent', WiredScore 'Platinum', EPC A, and 2-Star Fitwel certification. Over 80% of Raised Access Flooring tiles were recycled, 70% of construction waste diverted from landfill, and a green roof was added to enhance biodiversity. G&T’s strategic cost and procurement leadership helped meet the tight programme, optimise value and ensure the client’s ambitions for sustainability, flexibility and commercial advantage were fully realised.
