Challenge
Great Portland Estates (GPE) aimed to transform a prominent corner site at the junction of Oxford Street and Newman Street into a high-quality, mixed-use development. The project needed to provide 80,000 sq ft of Grade A office space and 42,400 sq ft of flagship retail units, all while achieving BREEAM 'Excellent' and WiredScore 'Platinum' certifications. The challenge was to deliver a sustainable, future-ready building that would appeal to both office occupiers and retail tenants in a competitive West End market.
Solution
G&T provided Cost Management and Principal Designer & CDM Consultancy services throughout the development. Working closely with the design team led by Orms, we ensured that the project met its financial and sustainability targets. The building features a large shared roof terrace with views over Soho and Westminster, a retractable roof, seating, planting, and a living green wall. Occupier amenities include 198 cycle spaces, 290 lockers, and 16 showers. The development is serviced by a smart workplace app, enhancing user experience and operational efficiency.
Outcome
Completed in 2021, One Newman Street/70–88 Oxford Street delivers a modern, sustainable workplace and retail destination in the heart of London's West End. The building's design and amenities support both professional and personal wellbeing, aligning with modern occupier expectations. G&T's cost management expertise was instrumental in delivering a landmark mixed-use development that balances environmental responsibility with commercial viability.
