Challenge
The St Giles Circus redevelopment aimed to transform a historically significant area at the intersection of Oxford Street, Charing Cross Road and Tottenham Court Road. The project aimed to create a vibrant mixed-use development encompassing office spaces, retail outlets, restaurants, a members' club, residential units, a hotel, and music and entertainment venues. A notable feature of the development was including an immersive media space with screens three times the size of those at Piccadilly Circus. The project's complexity was heightened by the need to construct a four-storey basement bridging the Crossrail line and interacting with the Northern Line infrastructure, as well as the refurbishment and rebuilding of existing Grade I and Grade II Listed structures with retained façades on St Giles High Street.
Solution
G&T was appointed to provide Project Management and Employer's Agent services for the redevelopment. We oversaw the coordination between the client and various contractors, ensuring that the project's multifaceted components were executed in alignment with the client's vision and regulatory requirements. Our role involved meticulous planning and management to address the challenges posed by the site's interaction with existing transport infrastructure and the preservation of Listed buildings. Our expertise facilitated the seamless integration of modern design elements with historical architecture, ensuring the development met aesthetic and functional objectives.
Outcome
Upon completion, the St Giles Circus redevelopment has revitalised a pivotal area in London's West End, transforming it into a dynamic cultural and commercial hub. The project successfully preserved the site's historical significance while introducing state-of-the-art facilities, including expansive immersive media spaces and versatile entertainment venues. The enhanced public realm thoughtfully accommodates the increased capacity brought by Crossrail, improving pedestrian flow and connectivity around Tottenham Court Road tube station. G&T's involvement was instrumental in delivering a development that blends heritage conservation with contemporary urban needs, contributing positively to the area's economic and social vibrancy.
