Challenge

As the first phase of a wider masterplan for St John's Innovation Park in Cambridge, the project sets out to deliver a landmark office building alongside a consolidated transport hub. The objective is to attract world-class occupiers by setting a new benchmark in quality, sustainability and amenity – all within strict budget parameters and in line with long-term campus ambitions.

Solution

G&T is providing Project Management services to help realise this vision. We have collaborated with the wider project team to develop high-quality Employer’s Requirements that balance performance, design excellence and cost certainty. The proposed scheme includes column-free floorplates, a gym, and a purpose-designed cycle store with e-bike charging. The adjacent transport hub will offer 323 bike spaces and be future-proofed for EV charging infrastructure.

Outcome

The development will deliver a 100% electric building targeting BREEAM 'Excellent', WiredScore 'Platinum' and EPC 'A' ratings. Rooftop PV cells and rainwater harvesting will support long-term sustainability goals. G&T’s input will ensure the scheme is delivered to programme and budget – helping to establish a new benchmark for workplace and mobility infrastructure at the innovation park.
