Challenge
The Fourth Mile development in Chiswick sought to transform a prominent brownfield site adjacent to the M4 and North Circular into a vibrant, sustainable mixed-use community. The challenge was to design a scheme that mitigated the site's exposure to heavy traffic and pollution, while integrating diverse elements—including residential, hospitality, retail, and a pioneering Technology Showcase—into a cohesive urban environment.
Solution
G&T is providing Cost Management, Project Management, and Employer’s Agent services throughout the development. Working closely with Reef Group and the design team, G&T is currently overseeing the masterplanning and phased delivery of the scheme, ensuring it remains aligned with sustainability and community engagement objectives. The development will include a 210-bed hotel, 234 residential units (47% affordable), retail and leisure spaces, and the world’s first Technology Showcase—a platform designed to support emerging mobility and smart city innovations. The strategic positioning of buildings and incorporation of extensive greenery, including vertical green walls, are intended to mitigate noise and pollution, contributing to improved environmental performance and future resident wellbeing.
Outcome
Upon completion, The Fourth Mile will offer a dynamic urban quarter that exemplifies sustainable, integrated development. The project is set to deliver high-quality homes, hospitality, and retail spaces, alongside innovative technological features such as a drone landing pad and electric vehicle infrastructure. G&T's comprehensive management ensured the successful delivery of a complex, multi-faceted development that sets new standards for urban regeneration in London.
