Challenge
Nord Developments aimed to transform a disused car park adjacent to Bristol City Council’s offices into a contemporary, sustainable workspace that would meet the evolving needs of post-pandemic occupiers. The goal was to create a building that prioritised occupant wellbeing and environmental performance, achieving high sustainability standards such as BREEAM 'Excellent' and EPC A ratings. The challenge lay in delivering a commercially viable development that seamlessly integrated into the urban fabric while setting new benchmarks for design and functionality.
Solution
G&T provided Cost Management, Project Management and Construction & Property Tax Advice services throughout the development. Collaborating closely with Stirling Prize-winning architects AHMM, we ensured the project met its ambitious design and sustainability objectives. The six-storey building offers 33,767 sq ft of flexible office space, featuring generous 3.65m floor-to-ceiling heights, terraces on every upper floor and a landscaped pocket park at ground level. Innovative features include a mixed-mode ventilation system with concrete core cooling and natural ventilation, connection to Bristol’s district heat network and outstanding cycling amenities, all contributing to BREEAM 'Excellent', WiredScore Platinum and ActiveScore Platinum certifications.
Outcome
Completed in 2021, One Portwall Square has redefined the standard for sustainable office developments in Bristol. The building has attracted high-profile tenants, including AHMM, who occupy the ground and first floors. The project has been recognised with multiple awards, including the British Council for Offices (BCO) National Award for Best Commercial Workplace in 2023 . G&T's comprehensive management ensured the successful delivery of a landmark office building that balances architectural ambition with operational.
