Challenge
Following the COVID-19 pandemic, the University’s Boleyn Court accommodation blocks had been left unused and required extensive refurbishment to meet modern standards. With a firm deadline of September 2025 for student occupation, the challenge was to complete both the strip-out and fit-out in a tight timeframe, while ensuring the needs of a diverse student body - including those with visual and physical impairments - were met.
Solution
G&T was appointed to provide Project Management and Employer's Agent services, guiding the University through the design process and assessing the viability of several refurbishment schemes. Once the preferred approach was selected, we led the procurement strategy, overseeing the completion of Stage 4 design and initiating enabling works on site. The team played a critical role in navigating the University's governance process, ensuring compliance during the approval of the main works, while managing enabling works concurrently. We supported contract negotiations, facilitated the appointment of the contractor, and coordinated stakeholders, consultants, and cost control, issuing monthly reports to maintain transparency and encourage stakeholder engagement.
Outcome
The previously outdated and unused accommodation was successfully refurbished to a high standard, accessible and ready for occupation by the September 2025 student intake. G&T efficiently managed the project’s handover, ensuring the building was completed and commissioned on schedule, and continues to support the University through the Rectification Period and RIBA Stages 6 and 7, providing continuity and assurance.
