The Westgate Centre redevelopment aimed to revitalise a dated shopping precinct in Oxford's historic city centre, transforming it into a modern, mixed-use destination. The project faced significant challenges, including the need to maintain active retail operations during construction, manage complex logistics in a constrained urban environment, and navigate substantial service diversions and highway works to accommodate a new two-level basement car park and service yard.

G&T provided Cost Management, Employer's Agent, Principal Designer & CDM Consultancy and Construction & Property Tax Advice services throughout the project, ensuring financial control and value optimisation. Our expertise was instrumental in coordinating bespoke logistics solutions that allowed existing retailers to continue trading until vacant possession was achieved. Our proactive approach facilitated the complex phasing of temporary highway works, enabling uninterrupted bus routes and minimising disruption to the city centre.
Outcome
The completed 74,322m² Westgate Centre now serves as a vibrant mixed-use destination in the heart of Oxford. The development includes a 13,000m² flagship John Lewis store, 70 new shops, cafés, a five-screen cinema, 59 waterfront homes, and a two-level basement car park with 1,000 spaces. G&T’s cost management expertise ensured the project was delivered within budget while achieving the client’s vision of creating a dynamic retail and leisure environment that enhances the city’s historic core.
