Challenge
Brockton Everlast aimed to redevelop 115–123 Houndsditch into a 24-storey, 103-metre-high office tower, creating over 66,000m² of Grade A workspace in the heart of the City of London. The project faced significant challenges, including navigating a complex planning environment, integrating ambitious sustainability targets—such as BREEAM 'Outstanding', WELL 'Platinum', and LEED 'Platinum' certifications—and managing the logistics of constructing a high-rise building within a densely populated urban setting.
Solution
G&T was appointed to provide Project Management and Employer's Agent services, overseeing the development from inception through to completion. Collaborating closely with the design team, led by Allford Hall Monaghan Morris, we coordinated the project's various facets, ensuring that sustainability goals were embedded throughout the design and construction processes. The building's design incorporates features such as green terraces, energy-efficient systems, and high-performance façades, aligning with the targeted environmental certifications. Our role was pivotal in managing stakeholder engagement, programme scheduling, and risk mitigation, ensuring the project remained on track and met its ambitious objectives.
Outcome
Upon completion, 115–123 Houndsditch - The Dovetail Building will stand as a prominent addition to London's skyline, offering state-of-the-art office spaces that meet the highest standards of sustainability and occupant wellbeing. G&T's effective Project Management has been instrumental in realising the client's vision, delivering a building that not only enhances the urban fabric but also sets a new benchmark for sustainable high-rise developments in the City of London.
