Challenge
Located in the London Borough of Southwark, the site at 182–202 Walworth Road was previously occupied by a largely derelict 1980s office block. The challenge was to transform this underused structure into a dynamic, sustainable mixed-use development that could support both the area’s growing student population and the local community. The brief called for a PBSA-led scheme with high environmental ambition, while also delivering affordable housing, community amenities and active ground floor uses that would foster inclusive urban regeneration.
Solution
G&T is providing Project Management and Employer's Agent services to coordinate the transformation of this disused office block into a sustainable, mixed-use development. The scheme will deliver 283 student beds, affordable homes for social rent, new retail units, and a community kitchen operated by local charity Pembroke House. A public courtyard and garden will connect new and existing residents. Sustainability is central to the design, with the retention of the original concrete frame to reduce embodied carbon and extensive greening to achieve a biodiversity net gain.

The revitalised site will provide a vibrant, inclusive and sustainable destination that benefits students, residents and the wider community. G&T’s project management will ensure a coordinated delivery approach that balanced complex logistical, social and environmental priorities. The final scheme aims to set a benchmark for sustainable reuse and urban regeneration, offering a model for how redundant buildings can be reimagined as multi-functional assets for diverse urban communities.
