Challenge
Great Portland Estates (GPE) aimed to transform the obsolete 1980s City Place House into a modern, sustainable office building that meets the demands of contemporary work environments. The challenge was to design and construct a 13-storey, 322,600 sq ft office-led development that achieves high environmental performance standards, including BREEAM Outstanding, EPC A, and NABERS 5* ratings. Additionally, the project needed to integrate seamlessly with the surrounding urban fabric, enhancing public realm and connectivity.
Solution
G&T is providing Cost Management and Life Cycle Costing services, collaborating closely with GPE and the design team to ensure financial viability while meeting ambitious sustainability goals. The project incorporates extensive energy efficiency measures and low and zero carbon applications. Innovative approaches, such as reusing over 1,700 tonnes of steel from the original structure, were employed to reduce embodied carbon. Our expertise facilitated informed decision-making throughout the project, balancing cost considerations with environmental objectives.
Outcome
Upon completion, 2 Aldermanbury Square will offer premium office space pre-let to Clifford Chance, alongside improved public realm and amenities. The development exemplifies sustainable design, achieving its targeted environmental certifications and contributing positively to the City of London's urban landscape. G&T's involvement ensured the project's success, delivering a building that meets the evolving needs of modern occupiers while setting new standards for sustainability in commercial developments.
