Challenge
As part of the Brent Cross Town regeneration, Related Argent aimed to develop a pioneering office building that would exemplify sustainability and innovation. The challenge was to design and construct a nine-storey, 138,000 sq ft mass-timber office building—the largest of its kind in the UK—that would meet ambitious targets for embodied carbon reduction, operational efficiency, and user wellbeing. Integrating such a structure within a major mixed-use development, adjacent to new public spaces and transport links, added complexity to the project.
Solution
G&T was appointed to provide Project Management services, overseeing the development from inception through to delivery. Collaborating closely with the design team, including Bennetts Associates, we coordinated the use of an engineered timber frame and off-site manufacturing methods to achieve the project's sustainability goals. The building features a large communal roof terrace, three densely planted terraces providing biodiversity net gain, and a ground-floor colonnade linking the office entrance with a 7,000 sq ft food and beverage venue. Our role was pivotal in managing the programme, facilitating stakeholder engagement, and ensuring that the project's innovative design was realised within the broader context of Brent Cross Town's net-zero carbon commitment by 2030.
Outcome
Upon completion, 2 Copper Square will stand as a landmark mass-timber office building, offering 138,000 sq ft of workspace over eight levels. The development will enhance the public realm with new pedestrianised areas and active frontages, contributing to the vibrancy of Brent Cross Town. G&T's effective project management has been instrumental in delivering a building that not only meets the highest standards of sustainability and design but also supports the creation of a new, net-zero carbon neighbourhood in London.
