Challenge

The brief was to retrofit and comprehensively refurbish the former British Transport Police building to create 55,000 sq ft of Grade A workspace, while retaining most of the existing structure. The scheme was complex in scope, involving the replacement of both primary façades, the introduction of multiple terraces and external amenity space, enhanced cycle and commuter facilities, and a new penthouse level, all within a live design development process that required tight commercial control.

Solution

G&T delivered Cost Management services, providing robust cost control and commercial oversight throughout the refurbishment to keep the evolving design aligned with the client’s budget. Through proactive cost planning, careful commercial management and value engineering, we helped the team balance design ambition with financial discipline, enabling the project to progress with clarity and control at every stage.

Outcome

The project has successfully transformed the former building into a high quality Grade A office development that meets modern occupier expectations while making effective use of the existing structure. By helping to maintain cost certainty and supporting informed decisions throughout the process, G&T contributed to the delivery of a commercially viable, well appointed workplace within the agreed cost parameters.
