Challenge

During the final stages of the basebuild refurbishment at 3 St Helen’s Place, the landlord identified a growing demand for smaller, pre-fitted office spaces that could be occupied immediately. The challenge was to design and deliver high-quality, flexible Cat B fit-outs within a heritage building, ensuring that the spaces met modern tenant expectations while preserving the building's character.

Solution

G&T provided Cost Management, Project Management, Construction & Property Tax Advice, Employer's Agent and Principal Designer & CDM Consultancy services. Collaborating with a specialist design and build contractor, we oversaw the development of a speculative Cat B design and the completion of a pilot floor fit-out. The positive reception of this initial space prompted the landlord to commission the fit-out of two additional floors to the same standard, ready for immediate tenant occupation.

Outcome

The speculative fit-outs at 3 St Helen’s Place successfully addressed the market demand for ready-to-occupy office spaces, enhancing the building's appeal to prospective tenants. G&T's comprehensive management ensured that the fit-outs were delivered efficiently, maintaining the building's heritage while providing modern, flexible work environments that meet contemporary business needs.
