Challenge
The former Fenwick department store at 63 New Bond Street, a cornerstone of Mayfair's retail heritage, required a comprehensive transformation to meet contemporary commercial demands. The challenge lay in repurposing this historic site into a modern mixed-use development, balancing the preservation of its architectural character with the integration of sustainable design principles and state-of-the-art facilities. Achieving this transformation within the constraints of the Mayfair Conservation Area added further complexity.
Solution
G&T is providing Project Management and Contract Administration services throughout the redevelopment. In collaboration with Foster + Partners, the project team is undertaking a deep retrofit of the existing structure, retaining over 50% of the original building and 75% of its historic façades. Innovative construction techniques are being used to lift existing façades and structural slabs, enabling the realignment of floorplates to meet future occupancy needs while preserving the building's architectural heritage. Once complete, the scheme will offer world-class retail spaces at ground and first floor levels, best-in-class offices from the second to ninth floors, and a rooftop garden on the tenth floor. The development is targeting BREEAM ‘Outstanding’ and NABERS 5* ratings, with an ambitious upfront carbon measure of 463kgCO₂e/m².
Outcome
Upon completion, 63 New Bond Street will stand as a benchmark for sustainable redevelopment within a heritage context. The project will successfully transform a historic department store into a modern, energy-efficient mixed-use development, enhancing the urban fabric of Mayfair. G&T's expertise will ensure the project meets its financial, environmental, and operational goals, delivering a high-quality workspace that aligns with contemporary sustainability standards.
