Challenge
Grosvenor Britain & Ireland aimed to develop a premium office building at 65 Davies Street, situated directly above the new Bond Street West Elizabeth Line station in Mayfair. The project presented multiple challenges, including coordinating with Crossrail, Transport for London and London Underground Limited, integrating the building's structure with the station below, and ensuring the design met high sustainability and wellness standards.
Solution
G&T provided Cost Management, Employer's Agent, Portfolio & Programme Management and Project Management services throughout the project. Collaborating closely with the client and stakeholders, we managed the complex coordination required for the over-station development. The building features a terracotta façade with integrated artwork by Clare Twomey, a biodiverse trellis wall planted with wildflowers, rooftop photovoltaic panels and operates on a fully electric energy system. Amenities include shower facilities on every floor, upper-level terraces for outdoor meetings and 80 cycle spaces with lockers and changing facilities.
Outcome
Completed in 2023, 65 Davies Street offers 67,568 sq ft of high-specification workspace across six floors. The building achieved full pre-let status ahead of completion, reflecting its appeal in the market. The development exemplifies sustainable design and modern workplace amenities by targeting WELL accreditation, BREEAM 'Excellent' and WiredScore 'Platinum'. The successful delivery of this landmark office building enhances Mayfair's architectural heritage and provides a healthy, flexible working environment.
