Challenge
Hertshten Properties aimed to redevelop 85 Gracechurch Street, replacing a 1930s office block with a 30-storey, mixed-use tower offering 234,000 sq ft of flexible Grade A workspace. The site, located within the Leadenhall Conservation Area and adjacent to the Grade II* Listed Leadenhall Market, presented significant heritage sensitivities. During early excavation, archaeologists uncovered the remains of London’s first Roman basilica, dating back to 70–80 AD. This discovery necessitated substantial design revisions to integrate the archaeological remains into the new development while maintaining commercial viability and achieving ambitious sustainability targets.
Solution
G&T is providing Cost Management, Project Management and Life Cycle Costing services, supporting the client through the initial stages of construction following a complex redesign process. Working closely with Woods Bagot, the team helped reconfigure the scheme to include a publicly accessible exhibition space in the basement, showcasing the remains of a Roman basilica. The revised design features an all-electric, net zero carbon building with extensive urban greening, a civic public hall, and a heritage garden. Our early involvement ensured the project secured approval from both the Greater London Authority and the City of London, meeting rigorous sustainability standards while addressing the technical complexities of building on a site of significant archaeological interest.
Outcome
Upon completion, 85 Gracechurch Street will offer a unique blend of modern office space and cultural heritage, featuring a world-class public exhibition of the Roman basilica remains, a heritage garden, and enhanced connectivity to Leadenhall Market. The development is targeting BREEAM 'Outstanding', EPC A, and NABERS UK 5.5* ratings, setting a new benchmark for sustainable, heritage-integrated commercial buildings in the City of London.
