Challenge
The Assembly Bristol site, a long-vacant plot adjacent to the Floating Harbour, presented an opportunity to revitalise a key area of the city centre. The challenge was to transform this underutilised space into a thriving commercial hub, delivering 320,000 sq ft of Grade A office accommodation across three buildings. The development needed to meet high sustainability standards, enhance public realm connectivity and provide flexible workspaces to attract major occupiers in a competitive market.
Solution
G&T provided Project Management and Construction & Property Tax Advice services throughout the Assembly Bristol development, overseeing the delivery of three distinct office buildings—Buildings A, B, and C. The project emphasised sustainability, achieving BREEAM 'Excellent' ratings and incorporating features such as rooftop terraces, south-facing balconies, and best-in-class cycling and changing facilities. The design also focused on staff wellbeing, with landscaped public spaces and amenities that encourage a healthy work-life balance.
Outcome
Completed in phases, Assembly Bristol has become a landmark development in the city, with Building A fully let to BT as part of their 'Better Workplace Programme'. The project has set a new standard for office developments in Bristol, combining modern design with sustainability and wellbeing initiatives. G&T's comprehensive project management ensured the successful delivery of a complex, multi-phase development that has significantly contributed to the regeneration of the Bristol city centre.
