Challenge

MEPC aimed to develop 4 Angel Square as a pioneering, sustainable office building within Manchester's NOMA district. The challenge was to create a 200,000 sq ft, 11-storey Grade A workspace that would achieve net zero carbon in operation, attain a NABERS UK 5-star rating, and secure BREEAM 'Outstanding' and EPC A certifications. This required integrating advanced sustainability features and smart technologies within a commercially viable framework, all while aligning with Manchester City Council’s climate and regeneration objectives. 

Solution

G&T provided Cost Management, Employer's Agent and Construction & Property Tax Advice services throughout the project. Collaborating closely with MEPC and the design team, we ensured that the building's innovative features, such as air source heat pumps, rooftop photovoltaic panels, and a comprehensive building management system, were delivered within budget and on schedule. These systems enable real-time monitoring and adjustments of energy performance, climate control and air quality, contributing to the building's sustainability goals.  

Outcome

Completed in 2023, 4 Angel Square stands as Manchester's first office building to achieve a NABERS UK 5-star rating, operating entirely on renewable energy. The building offers high-quality, adaptable workspaces, including coworking areas, a business lounge, event facilities and a wellness suite, catering to modern occupier needs. G&T's comprehensive management ensured the successful delivery of a building that not only meets stringent sustainability standards but also enhances the NOMA district's reputation as a hub for innovation and sustainable development.
