Challenge
The project involved the sensitive restoration and transformation of a derelict Victorian mansion set within a conservation area in Hampstead. The brief required the integration of new-build extensions and ancillary buildings, along with extensive internal modifications, to create a one-of-a-kind private residence. A key challenge was preserving the architectural heritage of the Grade II Listed property while meeting the client’s aspirations for modern living, including complex structural works and integration of luxury features.
Solution
G&T provided Cost Management services from early design through to practical completion. A bespoke procurement approach was developed to reflect the complexity and quality expectations of the project. Detailed cost reporting ensured transparency and financial control throughout. We helped coordinate the restoration of heritage fabric alongside the delivery of high-end new features such as a basement cinema, wine cellar, summer pavilion, feature staircase, and a roof terrace served by a lift.
Outcome
The completed residence is a masterful blend of heritage and contemporary design. The original building has been respectfully restored, while the new elements—including a natural swimming lake and extensive landscaping—sit harmoniously within the historic woodland and protected gardens. The result is a private estate of exceptional quality, re-established as a landmark property in north London and tailored entirely to the client’s vision.
