Challenge
Bloom Hayes is a 4-acre brownfield site in West London poised for conversion into high-quality industrial units. Key challenges included demolishing outdated structures, coordinating complex site acquisition, and delivering a scheme that met modern sustainability and operational benchmarks. The client required 106,901 sq ft of flexible, Grade A space capable of accommodating varied industrial and commercial tenants.
Solution
G&T is currently providing Cost Management services, having supported the project from Stage 0 through development appraisal and site acquisition. Working closely with the client, we continue to manage evolving cost scenarios for refurbishment, new build, and hybrid options. Our role includes overseeing the procurement process, monitoring contractor pricing, and maintaining budget control as the design develops. This ongoing involvement ensures the project remains financially robust while adapting to market conditions and client requirements during the construction phase.
Outcome
Construction is underway on seven industrial units ranging from 1,500 to 70,000 sq ft, with the first phases targeting delivery in line with client and market expectations. Once complete, Bloom Hayes will offer sustainable, high-specification warehousing with integrated office spaces and EV infrastructure—positioning itself as a flagship logistics destination in one of West London’s most established industrial hubs. G&T’s early-stage cost control continues to safeguard value and drive delivery confidence.
