Challenge
CamLIFE, a 42-acre parkland campus in Cambridge, aimed to transform a former business park into a leading life sciences hub. The challenge was to deliver high-quality, adaptable laboratory spaces that meet the specific needs of diverse life sciences tenants, all while adhering to stringent sustainability goals. The project required careful planning to phase the development effectively and ensure that the facilities would support wellbeing, productivity, and sustainable transport solutions.
Solution
G&T provided Project Management and Employer’s Agent services for the CamLIFE development. The campus was delivered in phases, with the Cam3 building completed first, followed by Cam1 and Cam2. The design focused on promoting wellbeing and productivity, incorporating features such as EV charging points, enhanced cycle parking and end-of-journey facilities. A commitment to sustainable development underpinned the project, with the development achieving BREEAM 'Excellent' and EPC A ratings. An adaptive reuse design approach resulted in a 40% reduction in whole-life embodied carbon compared to a new-build net-zero equivalent.
Outcome
CamLIFE offers best-in-class, fitted lab spaces across three buildings, alongside curated amenities and expansive green spaces. The development has established itself as a cornerstone of Cambridge's life sciences ecosystem, providing state-of-the-art facilities that support innovation and collaboration. G&T's involvement was instrumental in ensuring that the project met its ambitious sustainability targets and delivered flexible, high-quality spaces that cater to the evolving needs of life sciences companies.
