Challenge
Click Aylesford involved delivering a 300,000 sq ft industrial and office development across six units on a former brownfield site in Kent. The project needed to achieve best-in-class sustainability—targeting EPC A and BREEAM 'Excellent'—while integrating wellbeing amenities, such as woodland walks and outdoor staff areas. Throughout, the lender required independent monitoring of cost, quality, and programme risk during construction.
Solution
G&T was commissioned to provide Development Monitoring services, acting as the lender’s independent site surveyor. Our team performed regular progress inspections, evaluated cost and quality issues, and ensured drawdowns from the development loan only occurred against verified advancement. By maintaining proactive oversight of programme and financial control, we helped identify risks early and safeguarded construction integrity as the scheme progressed.
Outcome
Construction is now complete and the scheme has successfully delivered on its environmental ambitions, achieving EPC A status and targeting BREEAM 'Excellent'. Click Aylesford provides a sustainably focused industrial campus featuring solar PV, air-source heat pumps, outdoor spaces designed to promote wellbeing, and access to ancient woodland.
