From business park to vibrant mixed-use village

Transforming 40 acres into a thriving live-work-play destination

Challenge

Parabola set out to redevelop Edinburgh Park—a 40‑acre business park west of the city—into a multi-functional mixed-use destination. The site needed to accommodate 1 million sq ft of commercial offices, around 1,800 residential units across different tenures, a health centre, leisure facilities including a lido, cafés, shops, outdoor sports areas, extensive public realm, and landscaping—all well connected to tram and train links.

Solution

G&T was appointed shortly after site acquisition to provide Cost Management, Project Management, and Principal Designer & CDM services. We helped shape the masterplan, established robust cost frameworks, managed early procurement, and coordinated multi-disciplinary teams to progress multiple workstreams. We played a key role in phasing delivery, aligning infrastructure with transport connectivity, and ensuring consistent quality control across commercial, residential, leisure, and public realm elements.

Outcome

Edinburgh Park is now emerging as a connected enclave combining modern offices, affordable and private homes, leisure amenities, healthcare, and green public spaces—all built around pedestrianised areas and transport hubs. With G&T’s support, the project is on track to complete a lively, sustainable village that draws residents, workers and visitors into a welcoming and amenity-rich urban environment.
