Challenege

YardNine and Partners Group envisioned a state-of-the-art office building at 80 Fenchurch Street, aiming to create a flexible and sustainable workspace that would attract leading occupiers. The project required the transformation of a constrained urban site into a 14-storey, 240,000 sq ft office building with 12,500 sq ft of retail space. Achieving BREEAM 'Excellent' and WiredScore 'Platinum' ratings was essential, necessitating meticulous planning and execution to meet high sustainability and technological standards.

Solution

G&T provided comprehensive Cost Management services throughout the project. Collaborating closely with the design team, G&T ensured that the project remained within budget while achieving the desired quality and sustainability targets. The building's design, developed by tp bennett, features a spiralling atrium allowing natural light to permeate the workspace, and six landscaped roof terraces offering panoramic views of the City. 

Outcome

Completed in September 2020, EightyFen stands as a landmark development in the City of London, offering flexible and modern office spaces that cater to diverse tenant needs. The building's high-quality amenities, including a two-storey reception with a business lounge, restaurant, and café, as well as excellent end-of-journey facilities for cyclists and runners, enhance the user experience. G&T's strategic cost management contributed to the successful delivery of a sustainable and technologically advanced workspace that meets the evolving demands of contemporary businesses.
