Challenge
The Everards Printworks in Bristol's historic quarter presented a unique opportunity to revitalise a neglected area by transforming former office buildings into a mixed-use development. The project aimed to convert the existing structures into a 255-bedroom four-star hotel, flexible spaces for retail and co-working, and 24 residential units. A significant aspect of the challenge was preserving and integrating the iconic Art Nouveau façade of the original Everard's Printing Works building, designed by W.J. Neatby in 1900, into the new development. Additionally, the site encompassed a mix of Listed buildings and modern structures, requiring a sensitive approach to maintaining the architectural heritage while introducing contemporary functionalities.
Solution
G&T was appointed to provide Cost Management and Project Management services for the redevelopment. Responsibilities included overseeing the planning, design, and construction phases, ensuring that the project adhered to budgetary constraints and historic preservation standards. We collaborated closely with Artisan Real Estate, Dalata Hotel Group, and the design team to facilitate the seamless integration of the historic façade into the new hotel entrance. Our expertise ensured that the development preserved the site's rich history and incorporated sustainable design elements, such as provisions for future connection to the Bristol Heat Network and the inclusion of renewable technologies like photovoltaics and air source heat pumps.
Outcome
The successful completion of the Everards Printworks project has revitalised a part of Bristol's city centre. The development now features the Clayton Hotel Bristol City, a four-star modern hotel that incorporates the historic Art Nouveau façade as its entrance, blending the site's heritage with contemporary design. The project also includes flexible retail and co-working spaces and residential units. Urban greening initiatives, such as green walls and roofs, have enhanced the site's biodiversity, while public art installations inspired by the original façade have enriched the public realm. G&T's involvement was instrumental in delivering a development that respects the site's historical significance while providing modern amenities, creating a vibrant destination for locals and visitors.
