For over 50 years, a prominent four-acre site in Edinburgh's west end lay vacant, representing a significant underutilisation of prime urban land. The challenge was to regenerate this area into a vibrant mixed-use development that would seamlessly integrate with the historic fabric of the city while meeting modern sustainability and technological standards. This required addressing complex engineering challenges, particularly concerning the site's proximity to major rail infrastructure, and ensuring the development would attract and accommodate high-profile tenants.
Solution
G&T provided Cost Management, Project Management and Principal Designer & CDM Consultancy services to oversee the successful delivery of the Haymarket Edinburgh development. Collaborating closely with Qmile Group and M&G, we ensured the project adhered to the highest standards of sustainability, targeting BREEAM Excellent and EPC 'A' certifications. The development comprises 559,860 sq ft of Grade A office space across two buildings and a 362-bed four-star Hyatt hotel. Our expertise facilitated extensive coordination with Network Rail and Scottish Water, addressing the engineering complexities posed by the site's location between major rail tunnels.
Outcome
The Haymarket Edinburgh project has successfully transformed a long-neglected site into a bustling urban quarter, enhancing the city's west end. The development's high-quality office spaces have attracted prestigious tenants, including Baillie Gifford, who relocated 1,200 employees to the site under a 20-year lease. The project's design features a landscaped public square that offers leisure, retail, and social spaces, benefiting both building users and local residents. G&T's strategic management ensured the project was delivered on time and within budget, setting a benchmark for sustainable urban regeneration in Edinburgh.
