Challenge
The former North London Royal Mail sorting office, including the Grade II Listed Post Office, presented a unique opportunity for redevelopment in Islington. The challenge was to transform this historic site into a mixed-use development that would respect its architectural heritage while introducing modern residential, commercial, and leisure spaces. This required careful planning to integrate new structures with existing listed buildings and to provide amenities that would enhance the local community.
Solution
G&T provided Cost Management, Project Management and Employer’s Agent services to ensure the successful delivery of Islington Square. Collaborating closely with the client, Cain International, and other stakeholders, we oversaw the construction of 264 mixed-tenure homes, including studios, maisonettes, penthouses, and affordable housing, as well as 108 serviced apartments. The development also features a subterranean six-screen cinema, a luxury health club, independent restaurants, cafes, concept stores, and theatre spaces. Our expertise ensured that the integration of these diverse elements was seamless, preserving the site's historical significance while meeting contemporary needs.
Outcome
Islington Square has successfully transformed a historic postal site into a vibrant urban quarter that offers a blend of residential, commercial, and leisure spaces. The development promotes sustainable living by optimising accessibility to public transport and utilising ground source energy for heating and cooling, alongside highly efficient heat pumps and a combined heat and power (CHP) plant for energy needs. G&T's comprehensive management ensured that the project was delivered to high standards, providing lasting value to the community and setting a benchmark for future mixed-use developments.
