Challenge
As part of the first phase of British Land’s 53-acre Canada Water Masterplan, Plot K1 aimed to deliver 79 affordable homes adjacent to Russia Dock Woodland. The challenge was to design and construct a high-quality, fully electric residential building that met stringent sustainability targets, while ensuring minimal disruption to the surrounding community and environment. Additionally, the development needed to integrate seamlessly with the existing urban fabric and provide residents with access to green spaces.
Solution
G&T provided Cost Management services throughout the development. Collaborating with British Land, Morris+Company, and other stakeholders, we oversaw the construction of a six-storey, C-shaped building arranged around a central communal courtyard. Each of the 79 homes was designed to be dual or triple aspect, enhancing natural light and ventilation. The building operates entirely on electric power, utilising air source heat pumps to reduce carbon emissions. Our expertise ensured that the project remained on budget and met all sustainability and design objectives.
Outcome
Completed in 2023, Plot K1, now known as 7 Roberts Close, provides 79 new homes, with at least 60 designated as council homes at council rents. The development has been recognised for its contribution to affordable housing and sustainability, being shortlisted for the Housing Project of the Year at the 2024 Building Magazine Awards. G&T's comprehensive management ensured the successful delivery of a project that not only meets the immediate housing needs of the community but also sets a benchmark for future developments within the Canada Water Masterplan.
