The 18-acre site at Ladbroke Grove, jointly developed by Ballymore and Sainsbury’s, presents a major regeneration opportunity within the Royal Borough of Kensington and Chelsea. Bounded by the Paddington mainline and the Grand Union Canal, the scheme is conceived as a new 'grove'—a greener, more sustainable neighbourhood that balances placemaking with significant environmental ambition. Key challenges include working within a dense urban setting, coordinating multiple phases of construction, and integrating large-scale infrastructure and below-ground service diversions with minimal disruption to the operational rail corridor and neighbouring areas.
Solution
G&T is providing Cost Management services for this community-focused masterplan. We are ensuring cost efficiency and value across all phases of this major regeneration scheme, supporting the delivery 2,519 new homes, including affordable options, alongside a vibrant new high street with shops, workspace, a café and a Sainsbury’s store. The project also features extensive public realm improvements – including new parks and a restored canal basin – along with transport upgrades to Ladbroke Grove and a new hub for local businesses, charities and community groups.

The regeneration of Ladbroke Grove is delivering a forward-thinking urban neighbourhood that champions biodiversity, sustainability and resilience. Despite the logistical complexity of basement expansions and underground service diversions, the project will be delivered with minimal disruption to station users and surrounding communities.
