Challenge
Lewisham Gateway Phase 2 represented the culmination of a long-term vision to transform a congested traffic interchange into a vibrant, mixed-use destination. The challenge was to deliver a high-density scheme that integrated seamlessly with the existing urban fabric, providing much-needed housing and amenities while enhancing connectivity and public realm.
Solution
G&T provided Cost Management services from Stage 2 design through to the procurement of the Tier 1 main contractor and post-contract services. The development comprises 649 homes, including 106 affordable units and 119 co-living apartments, alongside 25,000 sq ft of retail space, 15,000 sq ft of food and beverage outlets, a gym, 10,000 sq ft of offices and a nine-screen cinema. Our role was pivotal in managing costs effectively, ensuring the project's financial viability while maintaining high standards of quality and sustainability.

The successful delivery of Lewisham Gateway Phase 2 has transformed a former traffic-dominated area into a dynamic urban quarter, offering new homes, commercial spaces and leisure facilities. G&T's cost management expertise ensured the project was delivered within budget, contributing to the creation of a new, vibrant community that enhances Lewisham's appeal as a place to live, work and socialise.
