Challenge
This speculative Cat B laboratory fit-out faced a demanding 12-month programme from RIBA Stage 2 through to Practical Completion. The brief required delivering a fully operational CL2 lab from day one, alongside a full overhaul of MEP systems, a modernised lobby, and an upgraded external façade - all within an aggressive timeline. Working within the constraints of an existing building added to the complexity, particularly in meeting the specialist requirements of a life sciences facility while aligning with UK Net Zero Carbon Building Standards Lab pilot scheme. During the procurement stage, the preferred contractor unexpectedly withdrew, requiring G&T to swiftly adapt its procurement strategy to minimise disruption to the programme while maintaining project value through contractor negotiations.
Solution
G&T provided both Cost and Project Management services, playing a central role in driving a collaborative, fast-track delivery strategy. By facilitating early engagement with the contractor and leading the coordination of design development, we helped to significantly reduce planning, design, and procurement timelines. The team proactively managed risks associated with retrofitting advanced laboratory infrastructure - such as a new goods lift, critical backup generator, enhanced risers, lab gas capability, and ducted flues—within a pre-existing structure.
Outcome
The project has delivered a fully functional, future-proof laboratory and workspace. A defining feature of Lumen House is its adoption of award-winning inclusive science and neurodiversity design principles - creating an accessible, welcoming environment for all users.
