Challenge

The Mabgate Yard project aims to revitalise a brownfield site on the edge of Leeds city centre, transforming it into a vibrant mixed-use neighbourhood. The challenge lies in delivering a scheme that offers high-quality rental housing and creative workspaces, while responding sensitively to the area’s industrial heritage and integrating cohesively with the surrounding urban context.

Solution

G&T is providing Cost Management, Project Management, and Employer's Agent services to support the delivery of the development. The scheme comprises 310 build-to-rent apartments alongside a range of communal and co-working spaces designed to nurture a sense of community and encourage innovation. Working closely with developer HBD and the wider consultant team, we are helping to ensure that the project remains aligned with key priorities around sustainability, design quality, and stakeholder engagement—while maintaining control of programme and budget throughout the pre-construction and delivery phases.

Outcome

Once complete, Mabgate Yard will create a dynamic and inclusive neighbourhood that brings new energy to this historically significant part of Leeds. G&T’s continued involvement is helping to steer the development through its design and delivery journey, ensuring that it meets the client’s aspirations while contributing meaningfully to the city’s regeneration ambitions. The project is set to deliver lasting value for residents, businesses and the wider community alike.
