Challenge

Moda Living, in partnership with Calthorpe Estates, embarked on the transformation of a former office park in Edgbaston into a vibrant, mixed-use neighbourhood. The project aimed to deliver over 2,000 high-quality homes, extensive public realm enhancements and new commercial spaces. A key challenge was to integrate modern residential living within an established urban context, ensuring seamless connectivity and community engagement.

Solution

G&T provided Cost Management services for the development. The first phase includes the construction of 398 build-to-rent apartments, complemented by communal amenities such as a roof terrace, 24-hour gym, co-working spaces and resident lounges. We collaborated closely with the design and construction teams to manage budgets effectively, ensuring the project's financial viability while maintaining high standards of quality and sustainability.

Outcome

The successful delivery of the initial phase of Moda, New Garden Square has set a benchmark for urban regeneration in Birmingham. The development offers residents a modern living experience with access to extensive amenities and green spaces. G&T's cost management expertise contributed to the project's timely and budget-conscious completion, supporting Moda Living's vision of creating a thriving, sustainable community in the heart of Edgbaston.
