Challenge
As the penultimate phase of Landsec’s Nova development in Victoria, n2 was envisioned as a 165,000 sq ft prime office building that would set new standards for sustainability and occupier wellbeing. The challenge was to deliver a commercially competitive asset in a supply-constrained market, achieving BREEAM 'Outstanding', WiredScore Platinum and targeting WELL Gold certifications, all while integrating seamlessly into the existing urban fabric.
Solution
G&T provided Project Management, Employer's Agent and Principal Designer & CDM Consultancy services throughout the development of n2. Working closely with the design and construction teams, we ensured that the project met its ambitious sustainability and wellbeing targets. The building offers 16 floors of office space, each with access to outdoor areas, and includes a communal terrace and clubroom on Level 15, enhancing the occupier experience and promoting a healthy work environment.
Outcome
Completed in 2023, n2 has become a valuable addition to Victoria's commercial landscape, attracting businesses seeking high-quality, sustainable workspace. The building's design and amenities support both professional and personal wellbeing, aligning with modern occupier expectations.
