Challenge
Urbo (West Bar) Ltd sought to transform a disused brownfield site on the edge of Sheffield city centre into a vibrant mixed-use district. The first phase of this £300 million regeneration, No1 West Bar Square, aimed to deliver 100,000 sq ft of Grade A office space with the city's largest floorplates. The challenge was to create a sustainable, high-specification building that would attract major occupiers and set the tone for the wider masterplan.
Solution
G&T provided Cost Management, Project Management and Employer's Agent services throughout the development. Working closely with the design and construction teams, we ensured that the building achieved BREEAM 'Excellent' and WiredScore 'Platinum' certifications, with low operational energy usage. The eight-storey building features a private roof terrace for occupiers and fronts a fully pedestrianised public square, enhancing the area's appeal and accessibility.
Outcome
Completed in 2024, No1 West Bar Square stands as a landmark office development in Sheffield, offering the largest floorplates in the city and setting new standards for sustainability and design. The building has attracted significant occupiers, including Sheffield City Council, and serves as a catalyst for the ongoing regeneration of the West Bar district.
