Challenge

Peterborough Court, the former headquarters of The Daily Telegraph and later Goldman Sachs, is a Grade II Listed Art Deco building located on Fleet Street. The challenge was to transform this historic structure into a modern, sustainable office space that meets contemporary occupier expectations. The project aimed to refurbish over 450,000 sq ft across 11 storeys, incorporating new amenities such as a restaurant, gym, and end-of-trip facilities, all while preserving the building's architectural heritage and minimising environmental impact.

Solution

G&T provided Cost Management, Project Management, Employer's Agent and Life Cycle Costing services throughout the redevelopment. The refurbishment strategy focused on retaining the existing substructure, frame, and façade to reduce embodied carbon and material usage. The building was upgraded to an all-electric system, eliminating fossil fuel dependency, and targeted BREEAM 'Excellent', WELL 'Platinum' and WiredScore 'Platinum' certifications. New features include a semi-scenic atrium, a cycle village, a basement auditorium, and enhanced air tightness to improve energy efficiency.

Outcome

Upon completion, Peterborough Court will offer a high-quality, sustainable office environment that respects its historic significance while providing modern amenities. The redevelopment enhances the building's performance, reduces its carbon footprint, and delivers flexible, amenity-rich spaces that cater to the needs of contemporary occupiers. G&T's comprehensive management ensured the successful delivery of a complex refurbishment that balances heritage conservation with sustainability and functionality.
