Challenge
Eton College wanted to refurbish and extend its Listed Edwardian rackets building while retaining the two existing playing surfaces and preserving its distinctive period features. Located within a Conservation Area, the project required sensitive structural alterations and careful selection of new materials, including brickwork that would sit comfortably alongside the historic fabric. The constrained site, within an operational school campus, added further complexity, with pupil safety and maintaining access around the building key considerations when planning and sequencing the works.
Solution
G&T provided Project Management and Employer’s Agent services from the early stages through to completion. We coordinated the appointment of the design and compliance teams, supported the statutory consent process and managed contractor procurement. During construction, we administered the contract and helped coordinate delivery within the constraints of the live educational environment. This approach supported the careful refurbishment of the building’s period features and the sensitive integration of contemporary new elements, while maintaining focus on safety, quality and the requirements associated with working on a Listed building.
Outcome
The project retains and enhances the character of the Listed Edwardian building, with its original period features refurbished alongside a high quality contemporary extension. The improved facilities provide a better experience for pupils, spectators and visiting rackets players while respecting the building’s historic fabric and setting. Through its Project Management and Employer’s Agent role, G&T helped maintain coordination throughout delivery, manage the complexities of working within a live environment and support an outcome that balances heritage conservation with improved modern facilities.
