Challenge

G&T was appointed to take over a complex Strategic Rail Freight infrastructure project (known as SEGRO Logistics Park Northampton - SLPN) that had fallen behind schedule under a previous project management provider. Significant defects had also emerged in the early earthworks, and the scheme was split across three separate contracts—each requiring careful coordination to prevent escalating costs and delays. The client also faced reputational risks, with multiple stakeholders involved and pressure mounting to meet key rail possession deadlines.

Solution

G&T is providing Project Management (NEC) and Cost Management services, as well as coordinating across all interfaces. Since appointment, the team has stabilised the programme and delivered the critical rail interface element on time, securing the Easter 2025 rail possession. We play a key role in resolving third-party landowner and contractor issues and in bringing delayed off-site infrastructure works back under control. The team continues to manage the complex contractual interfaces between the infrastructure contractor and the warehouse plot build teams while ensuring ongoing alignment with statutory bodies such as West Northamptonshire Council (total of nine remote junction works packages), National Highways (M1 Junction 15 and Junction 15a) and Anglian Water.

Outcome

The project has regained momentum under G&T’s leadership, with critical milestones now being met and reputational risks significantly reduced. Once complete, the scheme will provide a fully integrated intermodal freight terminal with direct rail connection to the West Midlands Mainline, extensive HGV parking, container storage, and over 5 million sq ft of logistics and distribution with individual units available upt to 1.2million sq ft. Strategic road upgrades—delivered under a Development Consent Order—will unlock regional connectivity and future development potential.
