Challenge
The SEGRO logistics park at Radlett is a 1,000-acre masterplan comprising significant earthworks to enable 335,000m² of development, a private and intermodal rail terminal connected by a new link to the East Midlands Line, 14 S278 agreements delivering significant highway improvements including works on the M25, and 600 acres of country park. The project’s ambition to combine large-scale infrastructure with environmental and community value presented complex planning, technical and stakeholder challenges. G&T was engaged to help steer the project through these early phases, ensuring that multiple stakeholder priorities—including ecological, access and operational issues—were balanced from the outset.
Solution
G&T is providing Cost Management and Project Management services, supporting SEGRO by leading engagement with a diverse group of stakeholders, including local planning authorities, National Highways, landowners, tenants, and third-party operators such as telecom mast owners and gas pipeline agencies. Our role includes principal contractor and consultant procurement, leading the delivery of the physical works, programme and risk oversight, interface management and advice on development phasing. Our involvement has helped establish a clear and coordinated development strategy, smoothing the path for site preparation, infrastructure delivery, and future build-out.
Outcome
Radlett Strategic Rail Freight Interchange is set to become a key node in the UK’s rail freight network, enabling a more sustainable logistics model by shifting freight from road to rail. Beyond its commercial value, the development incorporates over 600 acres of woodland and grazing land, including new habitats for protected species, which reinforces the project’s long-term community and environmental legacy.
