Challenge
The redevelopment of the former St John's Wood Barracks represents a rare opportunity to create a high-end residential enclave within a site of considerable historical importance. The key challenge is to integrate 179 luxury homes—including townhouses, duplexes, and apartments—while preserving and repurposing the Grade II Listed Riding School. This must be achieved in tandem with ambitious sustainability goals, targeting BREEAM ‘Excellent’ and WELL ‘Platinum’ certifications, requiring a careful balance of heritage conservation, modern design standards and environmental performance.
Solution
G&T is providing a full suite of services including Cost Management, Project Management, Employer's Agent, Construction & Property Tax Advice, and Life Cycle Costing. Working in collaboration with Squire & Partners and Wilkinson Eyre, we are overseeing the phased masterplan and heritage integration strategy. The Riding School is being carefully restored and repurposed as a leisure hub featuring a swimming pool and social spaces, while nine new buildings—ranging from three to six storeys—are being constructed around landscaped gardens and a central square. A shared basement beneath the site will house parking and wellness facilities. Our role is central in maintaining cost control, programme alignment and quality assurance throughout the development process.
Outcome
Once complete, St John's Wood Square will set a new benchmark for residential development in London, combining sensitive restoration with contemporary luxury living. G&T’s ongoing involvement is ensuring that the project delivers on its vision—preserving the site’s legacy while achieving exceptional standards in sustainability, wellbeing and urban design. The scheme is on track to become a model for how historic sites can be reimagined to serve future generations.
