Challenge

The project involved the transformation of a dated 1980s office building adjacent to Tower Bridge into a modern, sustainable workspace. The primary challenge was to retrofit the existing structure to meet ambitious environmental targets, including achieving BREEAM 'Outstanding', EPC 'A', and WELL 'Platinum' certifications, while preserving the building's structural integrity and minimising embodied carbon. Additionally, the development aimed to foster community engagement by integrating public spaces within the commercial setting.

Solution

G&T provided Development Monitoring services on behalf of the lender, overseeing the project's adherence to financial and programme objectives. The refurbishment strategy focused on retaining the majority of the existing structure, thereby significantly reducing embodied carbon. Innovative sustainable features were incorporated, such as reclaimed steel, carbon-absorbing paint, bio-based floor tiles, and 100% electric heating and cooling systems. The design also included a 3,500 sq ft "Urban Village Hall" to serve as a communal space for both tenants and the local community.

Outcome

Upon completion, TBC.London will stand as a benchmark for sustainable commercial developments, offering 110,000 sq ft of high-quality office accommodation with exemplary environmental credentials. The project not only revitalises a prominent riverside location but also sets a precedent for integrating community-focused spaces within commercial buildings. G&T's role in development monitoring ensured the successful delivery of a complex refurbishment that aligns with both financial imperatives and sustainability goals.
