Challenge
The Republic is the first commercial building to be delivered as part of Manchester’s major Mayfield regeneration — a 24-acre site adjacent to Piccadilly Station. The ambition was to create a highly sustainable, future-focused office building that integrates seamlessly into the city’s first new public park in over 100 years. The challenge was to balance this vision with budget certainty, low embodied carbon, and high environmental performance targets, all while delivering flexible, people-focused workspace for around 2,000 future occupants.
Solution
G&T was appointed to provide Cost Management services from early design through to construction. We supported the client team — including Landsec, U+I and Morris+Company — by developing robust cost plans, advising on procurement strategy, and managing value engineering across key design components. These included external terraces, wellness-focused facilities, low-energy MEP systems, and integrated smart building technologies. G&T also helped ensure the project’s sustainability ambitions remained achievable, targeting BREEAM 'Excellent', NABERS 5*, WELL 'Gold', and low embodied carbon.
Outcome
Now under construction, The Republic is set to become Manchester’s first office building situated within a city park — part of a wider placemaking initiative that reimagines how people work, move and socialise. G&T’s role has been central to ensuring the building delivers environmental quality and commercial value in equal measure. Once complete, the scheme will provide 325,000 sq ft of flexible, high-performing workspace and stand as a landmark example of climate-conscious regeneration in the North.
