Challenge
The Turing Building, situated within Stratford Cross in East London, aimed to set a new standard for sustainable, flexible office environments. The challenge was to create a 350,000 sq ft Grade A commercial building that not only achieved net zero carbon in both construction and operation but also fostered collaboration and adaptability for future workplace needs. Integrating diverse amenities, such as retail spaces and a cinema, while maintaining high sustainability standards added complexity to the project.
Solution
G&T provided Development Monitoring throughout the development. Collaborating with Lendlease and the design team, we oversaw the implementation of innovative design strategies, including a bespoke Closed Cavity Façade system to enhance energy efficiency and reduce carbon emissions. The building was designed with a "loose-fit, long life" philosophy, featuring adaptable floorplates and a mix of low- and high-rise office spaces above a two-storey podium housing retail and leisure facilities. Sustainability targets included BREEAM 'Outstanding', WELL 'Gold', EPC 'A', and a WiredScore Platinum certification.
Outcome
Completed in 2024, The Turing Building stands as a benchmark for sustainable office development in London. The project achieved a 30% reduction in embodied carbon and a 57% reduction in water demand, surpassing its environmental goals. The building offers 21 floors of flexible workspace, a rooftop terrace, an active lobby, and on-site amenities like an Everyman cinema. G&T's comprehensive monitoring ensured the successful delivery of a complex, multi-use development that meets the evolving needs of modern businesses while contributing to the regeneration of Stratford.
