Challenge
The Triangle Site presented a complex set of challenges, located on a 1.1-hectare triangular plot at the northernmost edge of the King's Cross masterplan. Bounded by three railway lines and straddling the boroughs of Camden and Islington, the site required navigating dual planning approvals and addressing significant structural constraints. Originally conceived as a build-to-sell scheme, shifting market dynamics necessitated a pivot to a build-to-rent (BtR) model, demanding a reconfiguration of layouts and amenities to meet the expectations of modern renters.
Solution
G&T provided Cost Management, Employer's Agent and Project Management services throughout the development. Collaborating with Related Argent and a team of architects—including David Morley Architects, Feilden Clegg Bradley Studios, Haptic and Project Orange—we oversaw the site's transformation into 218 thoughtfully designed rental homes. The development, named 'Author', features a range of communal amenities such as co-working spaces, a gym, screening room and dining areas. Additionally, a community building houses a nursery and public gym, while a sustainable garden, managed by the charity Global Generation, offers educational opportunities and green space for residents and the wider community.
Outcome
Completed in April 2024, Author stands as King's Cross' first BtR development, achieving a 97% occupancy rate shortly after opening. The project successfully integrates high-quality living spaces with community-focused amenities, fostering a diverse and engaged resident population. G&T's comprehensive management ensured the delivery of a complex, design-led development that not only meets the demands of contemporary urban living but also contributes positively to the social fabric of the King's Cross area.
