The Waltham Forest Feel Good Centre was conceived as the borough’s flagship leisure hub, designed to meet a wide range of community needs—from competitive swimming and athletics to family recreation and wellness. The project required the integration of multiple specialised facilities, including swimming pools, a sports hall, athletics track, spa and soft-play areas, all within a single cohesive development. Delivering such a complex scheme on a constrained site while managing stakeholder expectations and ensuring long-term operational efficiency posed a significant challenge.

Drawing on extensive benchmarking in the sports and leisure sector, we optimised cost allocations across the scheme—from the four-court sports hall and 400 m athletics track to wellness and community facilities. Outcome
The completed development stands as one of London’s most inclusive and diverse leisure destinations, offering an eight-lane, 25 m competition pool, a teaching pool, four-court sports hall, outdoor athletics track, spa and thermal suite, climbing wall, soft-play zones, fitness studios and a café. Delivered on time and within budget, the centre now provides the local community with an exceptional, long-lasting facility that supports physical activity, social inclusion and well-being across all ages.
