Challenge
Situated within Cardiff's Capital Quarter masterplan, the Zenith project aimed to transform a vacant site adjacent to the Dock Feeder Canal into a landmark 25-storey student accommodation building. The challenge was to deliver a high-density, high-rise scheme that would meet the growing demand for quality student housing while integrating seamlessly into the evolving urban landscape. Ensuring the development's viability and alignment with the masterplan's objectives required meticulous oversight and coordination.
Solution
G&T provided Development Monitoring services on behalf of Cheyne Capital Management (UK) LLP, the project's funder. Our role involved acting as an independent monitor, liaising with the developer, Fusion Students, and other stakeholders to ensure the project's successful delivery. The Zenith development offers 674 en-suite student rooms, complemented by amenities such as group study spaces, a gym, a laundry room, and a sky bar with dining areas on the 25th floor. Our oversight ensured that the project adhered to agreed timelines, budgets and quality standards, mitigating risks for the funder.
Outcome
The completion of Zenith has added a significant asset to Cardiff's student housing market, providing high-quality accommodation with extensive amenities. As the tallest student residence in the city, it stands as a prominent feature in the Capital Quarter, contributing to the area's regeneration. G&T's Development Monitoring services ensured that the project met its objectives, delivering value to both the developer and the funder.
