Challenge

The project involved redeveloping a 1960s-era office block, formerly a banking headquarters, located at the prominent corner of Queen Street and Ingram Street in Glasgow’s central business district. The challenge was to replace the outdated ten-storey structure with a modern, sustainable building that would meet the evolving needs of commercial tenants while enhancing the urban fabric of the city centre.

Solution

G&T provided Cost Management, Project Management, and Principal Designer & CDM consultancy services. The redevelopment entailed the demolition of the existing structure and the construction of a new nine-storey building comprising 201,000 sq ft of prime office space and 24,600 sq ft of retail and leisure units at ground and mezzanine levels. We coordinated closely with the design and construction teams to ensure the project met high standards of sustainability and functionality, resulting in a building that achieved a BREEAM 'Excellent' rating

Outcome

The new development, known as CONNECT110NS, has become a landmark in Glasgow’s cityscape. The building features a striking concave façade of curtain wall glazing, providing abundant natural light and panoramic views. It offers flexible, efficient office floor plates and high-quality retail spaces. The project not only revitalised a key city centre site but also contributed to Glasgow’s economic growth and urban regeneration. G&T's strategic oversight was instrumental in delivering the project on time and within budget, setting a benchmark for sustainable office developments in the region.
