Challenge
Invesco Real Estate aimed to transform 20 Manchester Square, a 1990s office building in Marylebone, into a modern, sustainable workspace. The challenge was to increase the building's net internal floor area by 20%, creating over 79,000 sq ft of prime office space, while retaining 72% of the existing structure, including the concrete frame and external walls. The project also targeted BREEAM 'Excellent' and WiredScore 'Platinum' certifications, with the goal of achieving embodied carbon neutrality.
Solution
G&T provided Cost Management, Development Management and Project Management services, overseeing the project from inception through to delivery. Collaborating closely with Squire & Partners and Gerald Eve, we managed town planning, design, procurement and the build contract. The refurbishment included the addition of a new set-back fifth floor, creating 2,200 sq ft of external landscaped roof terrace space. Upgraded occupier amenities were introduced, including end-of-trip facilities for active commuters.
Outcome
Upon completion, 20 Manchester Square became Invesco Real Estate's first carbon-neutral redevelopment, offering a high-quality, sustainable workspace in one of London's premier garden squares. The building's design enhanced tenant health and wellbeing, with improved amenities and flexible workspace options. G&T's comprehensive management ensured the project's success, delivering a building that met the highest standards of sustainability and design.
